There is one Belize MLS map. Licensed-agent, For Sale By Owner, and private/unlicensed listings sit in the same inventory. Search is not a second product for owners. The difference is how each listing is labeled and how you filter it.

• Default Listed by: Anyone shows all three on map search.
• Narrow the map to licensed agents, FSBO, or private / unlicensed listers.
• Agent listings name the licensed member. FSBO cards carry a FSBO badge and the owner’s contact. Private listers are labeled as not licensed.
• The Agents directory is licensed members only. Owners and private listers do not get a card there — you find them on the listing and with Listed by.
• District, price, beds, beachfront, owner financing, and sale versus rent work the same no matter who listed the property.
• If you are selling or renting: join as an agent, owner (FSBO), or unlicensed lister, then list a property. It appears on the map after staff publish it Live.

Yes. Foreigners can own land and buildings in Belize in their own name. You still need a Belize attorney, a title search, and to pay the right taxes before money moves. Read How to buy property in Belize or call the person named on the listing.

Every listing names a person. Use the phone and email on that listing page. We do not route inquiries to a generic office inbox. Licensed agents show their name and license. FSBO listings say owner. Private listers are labeled.

Yes. Filter map search for rent/lease. Those listings are tenancies (months or a year), not weekend stays. Landlords mark For Rent, Application pending, or Leased the same way sellers mark Active, Pending, or Sold. Long-term rentals in Belize.

The seller has said they will consider carrying a note. It is not a published rate or a bank product. Use the Owner financing filter, then call the listing person for terms. Join free as a licensed agent, owner (FSBO), or unlicensed private lister. Open List a property, drop a map pin, add photos of the actual property, and submit. The listing stays pending until an administrator publishes it Live. Active listings are shared to the MLS social channels.
