How to buy property in Belize

Foreigners can own land and buildings in Belize in their own name. That is the starting point. The work is proving the seller can actually convey it, then paying the right taxes, then recording the transfer.

Start with a person, not a brochure

Every listing on Buy Belize Real Estate is attributed to a licensed agent, an owner, or a clearly labeled private lister. Call them. Ask who holds title today, whether the parcel is registered or recorded, and whether the price is firm or “on request.” If the answers are vague, keep looking.

Hire a Belize attorney before you wire anything

A Belize attorney runs the title search, drafts or reviews the agreement, and handles the transfer at the Lands Department. Do not use the seller’s attorney as your only counsel. Budget legal fees separately from the purchase price.

What a title search is looking for

The search should confirm the legal description, outstanding mortgages, caveats, unpaid taxes, and whether the land is leasehold or freehold. Cadastral maps and survey plans matter on acreage and island parcels. If there is no recent survey, ask for one before you close.

Taxes and closing costs buyers forget

Stamp duty is typically a percentage of the higher of the purchase price or the assessed value. There are also Lands Department fees and, on some transfers, a land tax clearance. Your attorney should give you a written estimate before you sign.

When money should move

Earnest money belongs in an attorney trust account, not a personal account. International wires take time; Belize banks will ask for source-of-funds paperwork. Build that into your timeline so a “ready to close” listing does not sit in Pending for lack of a completed transfer.

After you own it

Record the transfer. Keep the stamped documents. If you plan to rent the property, decide up front whether it is a long-term lease (the kind we list on this MLS) or a short-term holiday let, which has different local rules.
