Long-term rentals in Belize: put it in writing

This MLS lists leases, not weekend stays. What landlords should disclose, what tenants should ask, and how we label For Rent versus Application pending versus Leased.

A long-term rental on Buy Belize Real Estate is a place someone can live — six months, a year, or more. It is not an Airbnb calendar. If you need nights and weekends, this is the wrong listing type.

What the rent figure means

Prices on rental cards are monthly. Utilities are extra unless the description says otherwise. Ask about a deposit, first and last month, and whether the landlord wants a Belize or foreign guarantor.

Furnished, water, and power

“Furnished” should mean you can sleep and cook the first night. Ask what stays: beds, stove, refrigerator, window units. In Belize City and San Pedro, backup water and a cistern are not luxuries. In Cayo, ask about the well and the dry-season yield.

Status labels

For Rent is Active. Application pending is Pending. Leased is Sold on a rental record. Landlords should move the status when a tenant is approved so the map stops sending new inquiries to a filled house.

Tenants relocating

If you are arriving from the United States or Canada, do not wire a full year of rent to a personal account you found in a Facebook comment. Use the listing person’s phone, visit or have someone visit, and sign a lease your attorney has read.
