A Facebook post, a sign on the gate, and a WhatsApp blast reach people who already know you. They do not put the property on a map next to every other Active listing in the country.

You keep the conversation

FSBO on this MLS is not a brokerage listing with your name in small type. The card carries an FSBO badge. The contact panel says you are the owner. Inquiries go to the phone and email you put on the listing — not a generic office inbox, and not an agent you did not hire.

You set the price, or you say price on request. You decide whether you will consider owner financing. You mark Pending when a buyer is in contract, and Sold when it is done. That control is the point of FSBO.

Buyers can actually find you

International buyers do not scroll village group chats hoping your post is still on top. They open map search, filter by district, beachfront, price, and owner financing, and click pins. An FSBO listing sits in that same inventory as licensed members. Same map. Same listing page. Same MLS number.

That is the difference between “I told some people” and “the property is on the Belize MLS.”

The listing is attributed, then reviewed

We do not publish a cottage with stock photos and a pin in the wrong district. New listings enter Under Review. Before a listing goes Active we look for photos of the actual property, coordinates inside Belize, a price or an honest price on request, and a description long enough that a buyer can decide whether to call.

Standing on this site means you met the guidelines. It does not mean we guarantee title or the dirt. Buyers still hire a Belize attorney. You still tell the truth about what you are selling.

One listing, several channels

When the listing becomes Active, we compose posts for Facebook, Instagram, X, LinkedIn, and WhatsApp. Captions use your headline, town, price, and a link back to the MLS page. Walkthrough video can go to YouTube on the Buy Belize Real Estate channel. You are not paying a marketing desk to reinvent that each week. It is how Active inventory is promulgated here.

If you are not willing to have the listing shared on those channels, do not take it Active. That rule is in the terms, for owners and agents alike.

You are labeled honestly

Buyers on this MLS can tell a licensed agent from an owner from an unlicensed private lister. That is a benefit, not a warning label. People wiring money into Belize want to know who they are calling. An FSBO badge is clearer than a classified ad that looks like an office.
