Questions to ask before you wire a deposit

A short list we give buyers who have found a listing they like and are about to send money out of the country.
You found a listing. The photos look right. The agent or owner answered the phone. Slow down for one hour before you send a wire.
Who is receiving the money?
Name the law firm or escrow. Get the account details on letterhead. Compare them to a second channel — a call to the number on this MLS, not a number that arrived only by email.
What are you buying, exactly?
Lot size, boundaries, and whether buildings are included. A “50 x 75 lot” is not five acres. A “turnkey house” should list what stays. If the price is on request, get a number in writing before you send a deposit.
Is the listing still Active?
Pending means someone else may already be in contract. Sold or Leased means you are late. Refresh the listing page. If the status looks stale, call the lister and ask.
What happens if the search fails?
A deposit should be refundable if title is not marketable, on a timeline your attorney wrote. “Non-refundable to show good faith” is a phrase to walk away from unless you understand exactly what you are paying for.
Who is the person on the listing?
Licensed agents show a quiet office line. FSBO says owner. Unlicensed private listers are labeled. Standing badges mean they met our site guidelines, not that we guarantee the dirt.
