Can a US citizen buy property in Belize?
Oct 21, 2026 · Buy Belize Real Estate
Yes. A US citizen can hold Belize land in their own name. Residency is separate from the deed. Here is what ownership does and does not give you.

Yes. A US citizen can own a house, a lot, or acreage in Belize in their own name. You do not have to become a resident, a citizen, or a retiree first. The same ownership rule applies to other foreign buyers. What is specific to a US citizen is the US tax return, covered below.
An older law, the Aliens Landholding Act, required a licence and limited how much land a foreign buyer could hold. That Act was repealed. Belize's statute book now lists the Aliens Landholding (Repeal) Act in its place. You do not apply for an alien landholding licence to take title.
A deed is not permission to stay
Owning the property does not give you the right to live in Belize. A tourist stamp, a permit, and any longer stay are immigration questions. They are decided separately from the transfer at the Lands Department.
Two programs get mixed up with the purchase:
- The Qualified Retired Persons program is a residency route for people who meet its age and foreign-income rules. It is not a condition of the deed.
- The proposed Investor Residence Permit is a business residency, not a house purchase. The bill described by the Minister of Immigration would require at least $500,000 in a new commercial business and a year of presence spread over several years. Where that proposal stands is in Belize's proposed Investor Residence Program.
You can buy the house and still need a lawful way to be in the country while you are here.
The documents are in English
English is the official language of Belize. The contract, the survey, and the record at the Lands Department are in English. That is the practical advantage for a buyer coming from the United States. Spanish is widely spoken. It does not replace the title.
Hire a Belize attorney who is not the seller's only counsel. The search, the agreement, and when money should move are set out in how to buy property in Belize.
Freehold is not a government lease
Most private sales are freehold. You are buying the seller's titled interest. National land held on a government lease is different: the state is the landlord, the lease has a term and a rent, and a transfer can need consent. Ask the person on the listing which one is for sale, then have your attorney confirm it. If the answer is vague, keep looking.
What a foreign buyer pays when title transfers
Stamp duty is charged on the higher of the purchase price and the assessed value. Under the Stamp Duties Act, the first BZ$20,000 is exempt. On the amount above that:
- A buyer who is a Belizean citizen, or a Belizean company, is charged 5%.
- A qualifying CARICOM national can be charged 5% when the purchase is tied to the right of establishment or to providing a service.
- Any other buyer, including a US citizen taking title in their own name, is charged 8%.
BZ$20,000 is US$10,000 at the fixed two-to-one rate. On a US$200,000 purchase, if the assessment is no higher than the price, the duty is 8% of BZ$380,000. That is BZ$30,400, or US$15,200. If the Valuation Unit assesses the land for more than the contract price, the duty follows the assessment. Your attorney should put that number in writing before you wire the balance.
Taking title in a Belize company is a different stamp-duty category. Whether a company you form qualifies, and what that changes when you later sell, is your attorney's advice. Do not treat a company as an automatic discount.
The US return is a separate filing
Buying the property is not, by itself, income on a US return. A US citizen is taxed on worldwide income, so rent you collect and a gain when you sell belong on that return. Belize does not add a separate capital gains tax on the sale of the land. The transfer tax is the stamp duty above.
A bank account in Belize can be a foreign financial account for US reporting. The land itself is not. Which forms apply is a question for a US tax preparer. This note is not that advice.
Before any money moves
Call the person named on the listing. Ask who holds title, whether it is freehold or a lease, and whether the price on the page is the price. Earnest money belongs in your attorney's trust account. The checks to make before a wire are in questions to ask before you wire a deposit.
Current homes, land, islands, and long-term rentals are on the map.
Look at current inventory
