What it costs to buy property in Belize

Stamp duty, the first BZ$20,000 exemption, and a worked example for a foreign buyer. Attorney fees and the land tax clearance are separate.
The purchase price is not the check you wire. A foreign buyer should budget stamp duty on top of the price, then attorney fees, Lands Department charges, and a land tax clearance. Get those numbers in writing from a Belize attorney before you sign. This note is the public arithmetic. It is not that estimate.
Stamp duty is on the higher number
Stamp duty is charged on the higher of the contract price and the assessed value. Under the Stamp Duties Act, the first BZ$20,000 is exempt. On the amount above that:
- A buyer who is a Belizean citizen, or a Belizean company, is charged 5%.
- A qualifying CARICOM national can be charged 5% when the purchase is tied to the right of establishment or to providing a service.
- Any other buyer, including a foreign buyer taking title in their own name, is charged 8%.
BZ$20,000 is US$10,000 at the fixed two-to-one rate. On a US$200,000 purchase, if the assessment is no higher than the price, the duty for that 8% buyer is 8% of BZ$380,000. That is BZ$30,400, or US$15,200. If the Valuation Unit assesses the land for more than the contract price, the duty follows the assessment.
Taking title in a Belize company is a different stamp-duty category. Whether a company you form qualifies, and what that changes when you later sell, is your attorney's advice. Do not treat a company as an automatic discount.
What this number does not include
Attorney fees are not stamp duty. Budget them separately. The same is true of Lands Department fees and of any survey you order because the plan on the listing is old.
A land tax clearance can be required before the transfer is accepted. Ask what is owed, and who pays it, before the deposit leaves your account. Annual land tax after you own the property is a different bill. The rate and the bill belong in the attorney's written estimate, not in a headline.
The U.S. Department of State's 2026 Investment Climate Statement says that in 2025 the government removed the 12.5 percent general sales tax from the sale of land meant for residential use. Have the closing attorney confirm whether that applies to this transfer. The statement is a summary, not the assessment.
When the money should move
Earnest money belongs in an attorney trust account, not a personal account. The questions to ask before that wire are in questions to ask before you wire a deposit. The path from the first call to the transfer is in how to buy property in Belize.
