How to sell property in Belize

Selling a Belize house, lot, or island parcel starts with being findable. A sign on the gate reaches people who already drive that road. A listing on this MLS reaches buyers who are searching the map.

You can list it yourself, or with an agent

Owners list For Sale By Owner. You stay the contact. The card carries a FSBO badge, and inquiries go to the phone and email you put on the form. That path is in sell it yourself, not alone and how a FSBO listing goes live.

If you want a licensed member to represent the sale, find an agent. Either way, listing on Buy Belize Real Estate is free. There is no fee to put the property on the map.

What buyers need before they call

Photos of the actual property. A pin inside Belize. A price, or an honest price on request. A description that says what is included and what is not. New listings enter Under Review. We look for those facts before a listing goes Active.

Once it is Active, say so with the status. Pending means a buyer is in contract. Sold means it is done. Do not leave a sold cottage marked Active. When a listing becomes Active, we compose posts for Facebook, Instagram, X, LinkedIn, and WhatsApp. If you are not willing to have it shared, do not take it Active.

The transfer is still a legal file

This page does not convey title. A Belize attorney searches the title, deals with stamp duty, and lodges the transfer at the Lands Department. Buyers are told to budget stamp duty on the higher of the price and the assessed value. The brackets they will ask you about are in what it costs to buy property in Belize.

If you will carry paper, say so. Buyers can filter for owner financing. Write the down payment and the term you will consider. Do not leave that as a surprise after the deposit.
