List For Sale By Owner on the Belize MLS

Owners can publish without a brokerage. Here is what buyers see, what we review, and how a listing goes from Under Review to Active — then out to social.
You do not need a brokerage to put a Belize property in front of buyers on Buy Belize Real Estate. You do need to be the owner, or to say clearly that you are an unlicensed private lister.
What buyers see
FSBO cards carry a badge. The contact panel says you are the owner, not a licensed office. Your name, phone, and email are the ones inquiries reach. We do not route those messages to a generic inbox.
What we review before a listing goes Active
Photos that are actually of the property. Coordinates inside Belize. A price or an honest “price on request.” A description long enough that a buyer can decide whether to call. New listings enter Under Review unless an administrator publishes them.
Status after you are live
Active means the property is offered. Pending means a contract or a serious hold. Sold (or Leased, on rentals) is the end of the public offer. Withdrawn and Expired are available when you need them. Do not leave a sold cottage marked Active.
Social promulgation
When a listing becomes Active, we compose posts for Facebook, Instagram, X, LinkedIn, and WhatsApp. The caption uses your headline, the price or rent, the town, and a link back to this MLS. That is in the terms. If you are not willing to have the listing shared on those channels, do not publish it as Active.
Owner financing
If you will carry paper, check Owner financing on the form. Buyers can filter for it. Say in the description what you will consider — down payment, term, and whether the title stays with you until payoff.
