What the 2026 Investment Climate Statement says about Belize property
Oct 26, 2026 · Buy Belize Real Estate
The U.S. State Department says Belize titles overlap, surveys can be weak, and buyers had no public MLS. Here is what the report says, and what this site changes.
The U.S. Department of State has published its 2026 Investment Climate Statement on Belize. The Real Property section is the part to read if you are buying a house, a lot, or acreage. It is written for investors, and it is plain about the land system.
The statement says investors report that the Lands and Survey Department has a history of corruption and of charges of land fraud. It says the laws on land ownership have had few revisions since the British period. It says there is no law governing real estate brokers or agents, and no training or certification is required to buy or sell property. It then names three problems that sit on top of each other:
- Registered and unregistered ownership
- Poorly conducted surveys
- No public access to a multi-listing system
Buy Belize Real Estate is a Belize MLS, and the search is public. You can read a listing without an account. That is a public answer to the third line. Title that is registered, title that is not, and a weak survey are still for an attorney and a surveyor to sort out.
What the statement says a foreign buyer can hold
The statement says private land ownership has no immigration or residency test. A foreign buyer may acquire titled, privately owned property. A foreign or non-resident buyer may not acquire national leased land. Leasehold from the government, which a holder can later ask to convert to a fee simple title, is described as available to Belizeans.
It names three kinds of freehold title: a deed of conveyance, a transfer of certificate of title, and a land certificate. Mortgages and liens are recorded at the Lands and Survey Department. Which document is in the file is a question for a Belize attorney.
The statement says the Central Bank regulates real estate transactions involving non-residents for exchange control, and that foreign investments are registered with the Central Bank under the Exchange Control Act. Ask your attorney what that requires for this purchase. The listing page is not that filing.
On duty, the statement summarizes the rate as 8 percent for a foreign person or a foreign-controlled company, and 5 percent for a Belizean or CARICOM buyer. The exemption on the first BZ$20,000, the brackets, and when a CARICOM buyer qualifies are in Can a US citizen buy property in Belize?. Use that note with your attorney. The statement is a summary, not the assessment.
The statement says that in 2025 the government removed the 12.5 percent general sales tax from the sale of land meant for residential use. Have the closing attorney confirm whether that applies to this transfer.
Adverse possession is real. The statement says a court will enforce it only by a High Court order, after uninterrupted possession of at least 30 years on national land or at least 12 years on registered land. Casual boundaries on a listing are a reason to order a survey and a title search before any wire.
What this MLS puts in public
A listing on this site gives a buyer something to read before the phone call:
- The price is on the page, so search can filter by it.
- The status is on the page. Active, pending, sold, and leased are different facts.
- The person is named: licensed agent, owner, or private lister. Use the phone number on the listing.
- The property is on the map, with its district and city.
- Listing is free. An agent or an owner can place the property on the same search buyers already use.
Belize still has no broker statute. A badge here is not a license. Members in good standing have been reviewed against our site guidelines. That review is ours. It is not a government certificate, and it is not a promise that the title is clean.
The register stays at the Lands and Survey Department. Whether title is marketable stays with your attorney. A bad survey stays a bad survey until a surveyor replaces it.
The checks before a wire are in questions to ask before you wire a deposit. The path from offer to transfer is in how to buy property in Belize.
Diligence the statement still expects
The statement's own advice is to do the diligence before you purchase. Read the listing, call the person named on it, and pay a Belize attorney to search the title and read the survey. Near an ecologically sensitive area, the statement notes that the government can require an environmental and social impact assessment. That question belongs with the Department of Environment.
After the seller has been paid
Due diligence can be finished. The seller can be paid in full. The transfer can be signed and lodged. The Land Department (the Lands and Survey Department) may still take more than a year to issue the title in the buyer's name. Ask your attorney, before the balance is wired, what you hold while that file is with the department, and who will keep checking until the new title is issued.
Homes, land, islands, and long-term rentals now on the market are on the map. To offer a property, list it. There is no fee.
