Placencia real estate

Placencia is in Stann Creek District, on a peninsula you reach by road. That is the practical difference from San Pedro. You can drive a car onto the peninsula. The rainy season still decides whether the last mile is the drive the listing described.

The peninsula is several places

The village at the south end, Seine Bight, Maya Beach, and the lagoon side are not interchangeable. A “Placencia beach house” should say which of those it is, and the pin should agree. Lagoon frontage is waterfront. It is not the Caribbean beach. Beachfront on this MLS is the lister’s mark. Read it against the map.

Lots and condos both show up. Ask about the road, the setback from the sand, and whether the building is already there or is a plan. A plan is not a house.

Access, title, and the south

Hopkins is up the coast. It is a different village and a different buyer. The broader split between the cayes, Cayo, and the south is in Ambergris Caye, Cayo, or the south.

Title work is the same as anywhere else in the country. Hire a Belize attorney before you wire a deposit. Stamp duty and the other checks are in what it costs to buy property in Belize.
