Corozal real estate

Corozal District is the north end of Belize, on Chetumal Bay, across the water from Mexico. Buyers who want a car, a bay, and a lower price than Ambergris Caye start here. English and Spanish are both common. The listing should still be readable in English, because that is the language of the title.

What is actually for sale

Corozal Town, Consejo, Sarteneja, and the Free Zone corridor are not one neighborhood. A bayfront house and a commercial site near the border serve different buyers. If the headline says beach and the pin is on the bay, believe the pin. Bay frontage is waterfront. It is not the reef sand of San Pedro.

How it compares

San Pedro is a golf-cart market with prices in US dollars and very little land. Corozal is a driving market. People who want acreage rather than a bay usually continue inland to Cayo or south to Toledo. That split is in Ambergris Caye, Cayo, or the south.

Owner financing shows up on northern lots more often than it does on beachfront Ambergris. If the listing offers it, the terms belong in the description. How buyers read that offer is in owner financing.
